Job Description
(1) To clean all public areas on Monday, Wednesday & Friday (3 hours on each date) as per specification provided.
(2) To check all public doors and windows are fully operational and secure on a weekly basis and keep a check list of the same.
(3) To check health and safety aspects in public areas as per specifications which are held in the Caretakers office and in liaison with the managing agents.
(4) (a) To make daily morning contact with the residents by the card system by 9.30am.
(b) On a weekly basis make face to face contact with all residents on a Monday morning by 9.30am.
(5) Daily clean, check and keep safe the communal Laundry Room and kitchen and toilet in communal area.
(6) Clean Guest Room and wash bed linen, remake bed after each use. Also collect and account for money for Guest Room to managing agents.
(7) On a daily basis replace black bin liners from dustbin, tie off and then place in large green bin. Fit replacement bags in the dustbins.
(8) When required, remove bags from recycle bins, tie off and fit new bags and leave in Refuse Area. Place outside of area on bin day and monitor personal waste bins.
(9) Monitor Bottle Bank and when full contact Council to empty.
(10) Every Tuesday and Thrursday, (2hours a day) carry out gardening to the estate in liaison with Directors instructions and discussion with gardening contractors.
(10) Arrange all contractors when necessary and liaise with managing agents with regard to contractors and contracts and expenditure.
(11) Monitor contractors time to make sure they use the contractors visits book.
(12) Monitor contractors parking.
(13) Store garden furniture in shed at end of summer season and re-site during following summer after cleaning.
(14) Make sure building and grounds are tidy, clean and kept in good order and liaise with managing agents and contractors. Weekly, sweep paths and driveway, collect and dispose of debris.
(15) Hang Christmas decorations and take down and put into storage in the New year.
(16) Attend meetings, trainings and seminars when required by the management company.
(17) Have a positive manner with the best interests of the building and its occupants at all time.
(18) Carry out repairs to the estate and resident caretakers flat when specialists (such as electricians, plumbers are not required). Some decorating to the communal areas.
(20) Ensure maintenance of pumps, fire alarm and emergency lighting, dry risers, warden call system, make usual daily checks of warden call system and any other contracts as per the manual in the Warden/Caretaker's office.
(21) Update and maintain warden call records and personal records for warden call system.
(22) Liaise with Managing Agents and Directors where appropriate.
